Using Baan Atlas

By creating an account or publishing a listing you agree to these terms. You must be at least 20 years old, the age of majority in Thailand, to create an account.

Listings

You may only advertise property you own or are authorised to market. Listings must be accurate: price, size, ownership type, foreign-quota status and availability must reflect reality and be updated when they change.

Photos must show the actual property or development and you must hold the rights to publish them. Watermarks advertising other websites are not allowed.

We may review, edit for formatting, suspend or remove listings that break these terms or the law, and may require review before publication.

Agents and agencies

Agencies are responsible for the listings and conduct of their members. Verification confirms that registration details were checked; it is not an endorsement of any transaction.

Our role

Baan Atlas is an advertising platform. We are not a party to sales or tenancies and do not hold deposits. Buyers and renters should verify title deeds, the condominium foreign quota and the identity of the other party, and use a licensed lawyer for transfers.

Acceptable use

Do not scrape the site, send unsolicited bulk messages through inquiry forms, impersonate others or upload unlawful content. Automated access is only permitted through our published API with permission.

Fees

Publishing is free during the launch period. If paid plans are introduced, prices and included features will be shown before you subscribe, and existing listings will not be removed without notice.

Liability and law

The service is provided as is. To the extent permitted by law we are not liable for losses arising from listings published by users. These terms are governed by the laws of Thailand.
